Investors sought an experienced, ethical replacement sponsor for a 350,000 square foot, 20 story tower undergoing a multi-million dollar renovation when the Tenant in Common Sponsor defaulted their obligations as sponsor.
Partner Rob Cord stepped into the role of Sponsor, organizing investors and negotiating a forbearance with AEGON, while performing a forensic investigation of all financial aspects of the project. Cord evaluated all liens (50+) and identified funds held in reserves or impounds for taxes and insurance. Cord also identified new capital partners while working with the lender and successfully negotiated an exit and transition.
